Flood Cleanup in Hurricane

When the monsoon season hits Washington County, flash flooding arrives fast and dirty. Water sheets across the desert, picks up silt and soil bacteria, and pours into crawl spaces and garages faster than the ground can absorb it. The most important thing to understand about a Hurricane flood is that this water is never clean. Monsoon runoff carries silt, soil bacteria, and whatever it crossed on the way in, so it is handled as contaminated rather than as a straight extraction job. That classification changes everything downstream: porous materials that soaked in it come out instead of being dried in place, and the space gets sanitized before anyone rebuilds. A garage flood that looks like it just needs the water pushed out is usually a mud-loading problem underneath, and the silt has to be removed before drying can even start.

Southern Utah's expansive clay soils make it worse. The ground moves with moisture and sheds water rather than soaking it up, so flash flooding pools and forces its way into crawl spaces and low garages instead of draining away. The dry climate then plays a trick on people: low outdoor humidity speeds up surface drying, which looks reassuring, but moisture trapped in a wall cavity, under flooring, or in the framing above a crawl space stays there regardless of the weather outside and supports growth just as readily as it would anywhere else.

Our sequence on a flash-flood loss is extraction first, using submersible pumping for deep or silt-heavy water, followed by silt and debris removal so the mud is gone rather than smeared around. Saturated, contaminated porous materials are removed and disposed of, every remaining surface is sanitized with antimicrobial treatment, and then the concrete, framing, and subfloor are dried with equipment sized to the space and verified with moisture readings rather than assumed dry because the surface feels it. Crawl spaces and garages have poor natural air exchange, so we keep drying until the readings confirm it. Because we handle reconstruction too, the same crew rebuilds what the flood took out.
