Water Damage Restoration in Salt Lake City and Across Utah
Water spreads through a house faster than most people expect. Extraction on day one is what keeps a drying job from turning into a reconstruction job.
A burst supply line can put hundreds of gallons into a home before anyone notices, and water does not stay where it lands. It travels along joists, wicks up drywall, and settles into the subfloor and wall cavities where you cannot see it. What looks like a wet patch on the carpet is usually the smallest part of the problem.
That is why our first move on site is measurement, not cleanup. We map how far the water actually migrated using moisture meters and thermal imaging, because drying only the visible area is what causes the callback three weeks later when the baseboards start to smell. Once the affected area is mapped, extraction begins the same day.
Structural drying then runs on equipment sized to the space - air movers to keep evaporation going at the surface, dehumidifiers to pull that moisture out of the air rather than letting it settle somewhere new. We take readings daily and keep drying until the materials return to normal moisture content for their type, not until they feel dry to the touch.
Most residential water losses dry in three to five days. If materials are too far gone to save, we remove them and handle the rebuild, so you are not left coordinating a separate contractor for drywall and flooring after the drying crew leaves.
Signs you have water damage you cannot see
Baseboards separating or warping
Trim pulling away from the wall means the drywall behind it has absorbed water and swelled. The leak is usually higher up than the damage you can see.
A musty smell that comes and goes
Odour that is stronger in the morning or after the HVAC runs usually points to moisture trapped inside a wall cavity or under flooring.
Staining that keeps returning after painting
A stain that bleeds back through fresh paint is an active leak, not a cosmetic problem. Sealing over it delays the repair and grows the claim.
Flooring that feels soft or springy underfoot
Subfloor that has absorbed water loses stiffness. By the time you can feel it walking across the room, the material underneath is saturated.

Water Damage Restoration questions
What Utah property owners ask us most about water damage restoration.
How fast do I need to act after water damage?
Immediately. Mould can begin growing on wet organic material within 24 to 48 hours, and drywall and subfloor keep absorbing water the whole time they sit wet. Acting within the first day is usually the difference between a drying job and a demolition and rebuild job.
Will you need to tear out my drywall and flooring?
Not always. Many materials dry in place if we reach them early enough, and we would rather dry than demolish because it costs you less. Drywall that has been saturated for days, carpet padding, and particleboard rarely recover, so those typically come out.
Can I just rent a dehumidifier and dry it myself?
For a small spill on a hard surface, yes. For anything that soaked into carpet, drywall, or subfloor, a consumer dehumidifier cannot move enough moisture to dry the material before mould starts. The bigger risk is stopping early because the surface feels dry while the cavity behind it is still wet.
