Every mould job we take on starts with the same question: where is the water coming from? A leaking supply line, a failed window seal, condensation on an uninsulated wall, a bathroom with no working exhaust fan. Until that source is repaired, remediation is temporary, and any contractor who cleans the growth without answering that question is selling you a repeat visit.

Utah is dry, which makes people assume mould is not a local problem. It is - it just concentrates in the places that hold moisture regardless of outdoor humidity. Basements below grade, crawl spaces, bathrooms, and behind kitchen cabinets. Swamp coolers, which are common here, push a large amount of moisture into a house and can create ideal conditions in an attic or upper floor.

Removal itself has to be contained. Disturbing mould without containment aerosolises spores and spreads them through the rest of the property via the HVAC system - which is how a bathroom problem becomes a whole-house problem. We seal the work area, run negative air pressure with HEPA filtration, and remove affected material in that controlled environment.

Non-porous surfaces can usually be cleaned and saved. Porous materials that have been colonised - drywall, insulation, carpet, ceiling tile - come out, because surface cleaning does not reach growth inside the material. Afterwards we dry the space properly and rebuild what was removed.

How to tell you have a mould problem

Persistent musty odour with no visible growth

Smell without a visible source usually means growth inside a wall cavity, under flooring, or in the crawl space. The odour is the first detectable sign.

Symptoms that improve when you leave the house

Congestion, headaches, or irritation that clear up while you are away and return when you get home point to an indoor air quality problem.

Discolouration on walls, ceilings, or grout

Black, green, or fuzzy patches are established growth. What is visible on the surface is usually smaller than what is behind it.

A past water leak that was never properly dried

Any water event that sat more than 48 hours or was dried without moisture verification is a likely site for hidden growth.

Is black mould more dangerous than other kinds?

Colour is not a reliable indicator of risk. Several species appear black, and health effects vary by person more than by species - the people most affected are those with asthma, allergies, or compromised immune systems. Any significant indoor growth should be removed regardless of what colour it is.

Can I just spray bleach on it?

Not on porous surfaces. Bleach is mostly water, and on drywall or wood it kills surface growth while soaking the material and feeding what is underneath. It also does not address the moisture source. On hard non-porous surfaces like tile, it is reasonable for a small patch.

How much does mould remediation cost in Utah?

Small contained jobs like a single bathroom wall commonly run several hundred dollars. Whole-basement or HVAC-involved work runs into the thousands, because containment, air scrubbing, and material removal all scale with the affected area. We quote after inspection, not over the phone.
